When some one who is employed decides that he wants finance whether it is a remortgage, mortgage or a homeowner loan, the income needed by the loan provider is apparent. The proof needed for is three recent wage slips, and this is for all the applicants and the wage slips must be those from the past three months.

Secured loan lenders mainly accept 40% of the total salary of all loan borrowers and this 40% must be sufficient to pay the monthly mortgage repayment, the wanted loan , and all unconsolidated finance to be paid in credit cards,loans etc.

Some secured loan lenders are quite prepared to accept as much as 45% or even more that this for those with higher incomes.

The income calculation for remortgages and mortgages is not the same as for that of secured loans, and providers take three times the income, but there are those who take up to five times.

If an applicant has a salary of 80,000, he can apply for a remortgage or a mortgage of anywhere from 240,000 up to 400,000, depending on which lender they apply to..

Due to the fact that there are very strict rules about the amount of income taken for secured loans, mortgages or remortgages, people can be refused if income is not enough...

Earning too little was never any problem for people who were self employed, as they were able to simply declare their own earnings when needing for these three loans Of course we are referring to the way that it used to be before the credit crisis..

This income was known as a self cert of income, and it meant that the self employed could tell lies about what they earned to get mortgages to purchase the property that they had in mind. They could also readily get a remortgage or a secured loan if they needed one to buy a car, take a holiday, etc. etc. They often used remortgages and secured loans as debt consolidation loans.

It is clear that prior to the recession the self employed were in a much better place than the employed and would never be refused any kind of credit okn lack of sufficient income.
